Produk investasi dalam industri jasa keuangan saat ini sangat beragam, termasuk deposito, lembar saham, reksadana, dan surat utang. Namun, produk Kontrak Investasi Kolektif (KIK) Dana Investasi Real Estate (DIRE) dan Efek Beragun Aset (EBA) kurang dimanfaatkan oleh investor dan korporasi. Padahal, produk ini memiliki potensi hasil tinggi di tengah pembangunan infrastruktur nasional yang gencar. DIRE adalah produk investasi kolektif yang menghimpun dana untuk diinvestasikan pada aset real estate. DIRE memiliki ketentuan investasi minimal 80% ke sektor properti. Pembeli properti berisiko dalam kasus pailit pengembang, karena mereka ditempatkan sebagai kreditor konkuren, yang merugikan mereka. Penelitian ini akan menganalisis perlindungan hukum bagi kreditor konkuren terhadap perusahaan DIRE yang dihapus pencatatannya di Bursa Efek Indonesia.
